The Kennett Library project is a great example of how effective value engineering (or value management, as we like to call it at EDiS) can transform a vision into reality. Originally estimated at $27 million, the project’s costs threatened to derail its progress. However, thanks to a collaborative effort between the EDiS estimating team, our AMP team, and the architect, the final estimate came in at $17 million—ensuring the project moved forward without sacrificing its core goals.
Our estimating team takes a more holistic approach to right-sizing budgets when the estimate is out of line with a client’s available funds. Instead of chopping out square footage, removing stand-out design elements that come with high-costs, or reducing program and functionality, they look for innovative ways to reduce cost by exploring construction methods, alternative materials, and strategic savings opportunities. At EDiS, we call this Value Management.
Value engineering started in the preconstruction phase, where the integration of our AMP team and their 3D virtual model, proved critical. A major conflict between the roof structure and the ductwork was caught before drawings were finalized, avoiding a costly change order and schedule delay. The redesigned roof used a tapering steel approach which also minimized the amount of insulation required to meet the rating, delivering significant savings.
Innovative Solutions, Sustainable Choices
Originally, the design called for numerous glass railings—an aesthetically pleasing but costly choice. EDiS provided alternative material options that still met the design intent, while being more cost-effective. Another area where value engineering shined was the library’s lecture hall. Originally planned for an underground space, we worked with the architect and structural team to design a sloped hall without extensive underground work, preserving both the design and the budget.
A Long Road to Success
The pre-construction process was an extensive journey, included several design options, and visits to potential sites. During the several years before the project truly kicked off, we evaluated options, including renovating an existing building, to ensure the best possible outcome for the library. As the design evolved, our team revised the estimate to ensure it stayed on track.
